EXPERT GUIDANCE FOR EVERY STAGE OF YOUR MOVE
Expert Property Negotiation Services For Royston & Surrounding Areas.
Experience & Excellence
About my Royston property negotiation services.
The negotiation of an offer is the single most valuable moment in any property sale. The difference between an average negotiator and a skilled one can be tens of thousands of pounds on the same property. As a personal estate agent serving Royston and the surrounding villages, I take property negotiations seriously and handle every offer personally.
With more than thirty-five years of sales experience, including twenty-two years running my own real estate business in France, I have negotiated transactions across very different markets, currencies and cultures. The principles are the same everywhere: prepare properly, qualify thoroughly, listen carefully and never give away ground unless you understand exactly what you are getting in return.
Whether you are selling a home in Ashwell, Barkway or Great Shelford, or a family property in Melbourn, Clavering or one of the other villages around Royston, I bring that same disciplined approach to your sale.
Sell with confidence
What good property negotiation actually looks like.
Strong property negotiation begins long before the first offer arrives. It begins with the way the property is priced, presented and positioned in the market. A well-launched home, attracting genuine interest from qualified buyers, creates the dynamic in which negotiation can deliver real value for the seller.
It continues during the viewing stage, where every conversation with a prospective buyer provides information about their motivation, timing, position and price ceiling. Listening properly during viewings and following up properly afterwards is often where the eventual sale price is quietly determined.
Finally, when offers arrive, good negotiation means analysing each one in full, not just the headline figure, but the proposed timeline, the buyer’s chain position, their funding, their flexibility on completion and any conditions attached. Price is rarely the only variable that matters.
Expert Knowledge
Qualifying buyers and protecting your position.
A high offer from an unqualified buyer is often worth less than a slightly lower offer from a qualified one. I will always qualify offers in detail before presenting them to you, looking at proof of funds, mortgage agreements in principle, chain status and the buyer’s track record where I can.
Where there is real competition between buyers, the qualifying process becomes even more important. The aim is not just to push the price up but to land on the strongest combination of price, terms and certainty of completion.
Throughout the negotiation, I will explain every move in plain English so you can make informed decisions. There is no jargon, no spin and no pressure, only clear advice and a shared view of what each option means for you.
One point of contact
Negotiation, sales progression and getting to completion.
Negotiation does not end the moment an offer is agreed. Many sales unravel between offer and completion, often because of poor communication, missed deadlines or unresolved issues that should have been addressed earlier. I treat sales progression as an extension of the negotiation, not a separate task.
I personally chase solicitors, surveyors, lenders and the wider chain on your behalf. If a survey raises an issue, I will help you think through how to respond to it. If a chain wobbles, I will work to stabilise it. If a buyer’s position changes, we will reassess together.
The result is a much higher chance of completing on terms that genuinely reflect what was agreed, not a watered-down version of it.
Don't settle for less
A calm, experienced negotiator on your side.
Negotiation is as much about temperament as it is about technique. Calm, considered communication usually beats aggression and posturing. After more than three decades doing this professionally, I have learned that the best results come from preparation, patience, and a refusal to be rushed into bad decisions.
That approach is what I bring to every Royston-area sale. You have one experienced agent representing your interests from valuation to completion, with no handovers and no diluted accountability.
If you would like to discuss your property and how it would be presented, marketed and negotiated, please get in touch. I am happy to share a view at no obligation.
